Thank you for choosing us to represent you through the selling process.
What we do in the first 7 days of taking your listing:
- Install a real estate sign and directionals. (when possible)
- Install a secure keybox on the property in order for other agents to be able to show the property.
- Take pictures of the property.
- Property will be input on the MLS where it will be filtered out to numerous other websites within 7 days.
Showings may begin as soon as the first day it is on the market. (the effective date on the top of the contract)
Appointment Procedures:
- We will call you to set up showings.
- The agent will knock, and then use the keybox.
- We would like to remind you, as a courtesy, to let buyers view the property without any distractions. If possible, vacate the property to allow them time and space.
- Unfortunately, agents will run late, not show up on occasion or even drop by unexpectedly.
Communication:
- We will be in weekly contact with you regarding your listing. We will discuss the market, the competition in the neighborhood, and our pricing strategy.
- Feel free to call us with any questions or concerns, or make a list of things that you would like to discuss on our weekly call.
- We will follow up on all showings. We will call the agent at least twice, if we don’t talk to them, we will leave a message. If we can’t contact the agent we will assume that their client isn’t interested in the property.
- Any constructive feedback is wanted and appreciated. Our goal is to serve you, your friends and family in the very best way possible, making you a client for life.
Offers:
- When we receive an offer, we will call you and begin discussion of the offer & when possible, email or fax a copy of the offer prior to our meeting.
- We may receive low offers on the property, if we do here is the best process to handle them:
ú As a friendly reminder, any offer is better than no offer.
ú As your listing agent, we must present all offers to you until your property is pending sale (under contract) as per your listing contract.
ú Usually, sellers’ first reaction is to reject the offer since it comes across as very offensive. However, we recommend countering at a price that you feel comfortable with and keep the lines of negotiation open. In this market, we often experience low offers and it is very possible to come to a reasonable compromise and complete the transaction.
Indications that we need to adjust the price or improve the condition of the property over a two week period of time:
- 2-3 showings per week and no offers means that we are at least 5% overpriced.
- Few to no showings and no offers or unrealistic offers mean that we are severely overpriced.
**It is critical for you as a seller to understand that we are all working together to get your home sold for top dollar and in the shortest time possible. Through the process of working together challenges may occur, always know that we will always tell you the truth and give you the respect and honor you deserve.
